The developments started in 2000 with a focal point on transforming underutilised hospitality assets in the greater Dublin area where opportunities presented value. All developments requiring substantial local County Council Planning permission.
Healthcare and residential development in more recent years have presented opportunity often with JV partners to deliver in a back to back model often with Government exits.

A transformative hospitality-led redevelopment centred around one of South Dublin’s most established social destinations. The extension to The Purty Kitchen envisioned a multi-layered lifestyle venue incorporating a curated wine emporium, artisan pizza restaurant, al fresco dining experience and integrated late-night entertainment offering.
The scheme sought to reposition the property as a contemporary social hub while retaining the character and heritage of the original establishment. The design approach focused on atmosphere, activation and experiential hospitality, creating a seamless transition between dining, entertainment and outdoor social spaces.

A comprehensive repositioning and vertical expansion of a landmark Temple Bar property within Dublin’s historic cultural quarter.
Adaptive Reuse & Hospitality Concept
The initial phase involved the change of use of former residential accommodation into a series of hospitality and lifestyle destinations including:

A subsequent rooftop extension introduced two additional floors accommodating:

The development incorporated an award-winning next-generation environmental system integrating zero-emissions cooling and heating technologies together with advanced rain-proofing solutions designed specifically for year-round rooftop usability in urban environments.
The project combined heritage-sensitive urban regeneration with forward-thinking environmental engineering and hospitality design.

Strategic expansion and repositioning of an established hospitality venue through the acquisition of an adjoining site and the proposed development of a purpose-built live music venue.
The proposed 7,000 sq ft extension was designed to accommodate approximately 300 patrons and create a dedicated entertainment destination integrating live performance, food, beverage and social experiences within a single cohesive venue.
The project focused on enhancing the cultural and nighttime economy offering within Swords while creating a modern hospitality environment capable of hosting premium live events and performances.

Development of a modern primary healthcare facility (16500 sq ft) delivered for the HSE under a sole-occupancy model as location had existing pharmacies.
The project was designed to provide long-term healthcare infrastructure within the region through the delivery of a purpose-built clinical environment focused on accessibility, efficiency and community integration.
The scheme reflects experience in healthcare-led development and institutional-grade real estate delivery.
